Architectural design
Concept, DA and construction drawings prepared in-house, drawn against a real budget from the first sketch.
Custom family homes across Sydney — designed, built and finished by one team, with the detail you usually only see in the last room of the house carried through every room of it.

Our story
Zaatini Homes is a family builder. The name goes on the sign at the front of the site, on the contract, and on the keys we hand over — which is the simplest reason we don't cut a corner you'd never find.
We work with a small number of clients each year so the people you meet at the first site walk are the people running your build. Design, construction and finishing sit under one roof, so nothing gets lost in the handoff between an architect, a builder and a subcontractor who have never spoken.
Every home is fixed-price before a slab is poured, and every variation is put in writing before it's built.
Zaatini comes from zaytoun — the olive. Slow-growing, long-standing, and planted for the people who come after you. That is the brief we set ourselves on every home.
What we do
We take a home from a blank block or a tired floor plan through to the day you move in, without changing hands.
Concept, DA and construction drawings prepared in-house, drawn against a real budget from the first sketch.
Custom new homes, knockdown rebuilds, second storeys and full internal reworks.
Selections, joinery and finishes chosen with you, and specified so the trades build exactly that.
Pools, decks, driveways and planting, delivered with the house.
Programs, budgets and variations, in writing.
Maintenance and small works after handover.

How a Zaatini build runs
The order matters here — each stage has to be signed off before the next one starts, which is how the price at the end matches the price at the front.
We walk the block with you, check what the council allows, and put a realistic budget range on the brief before you spend anything on drawings.
Concept through to construction drawings, engineering and certification. You see the plan, the elevations, and the cost move together.
Full selections locked in, trades quoted, and a dated program issued. No provisional-sum guesswork carried into the build.
Weekly photo updates, one site manager, one contact. We hand over a defect-free home and stay on the phone after you move in.
“They ran our rebuild for fourteen months and never once made us chase them. The price we signed is the price we paid, and the finishing is better than the display homes we walked through.”R & M — Kellyville
